- How they price. A trustworthy fixed price comes after a design stage with drawings and specification. A number given instantly, before any project, is a guess that will move later.
- Structural capability. Ask who does the structural and earthworks. A builder who controls the structure controls quality where it matters most.
- Stages and reporting. You want written payment stages tied to progress, and regular updates. Weekly reporting is the simplest protection against drift.
- Proof. Ask to see completed work and to speak to past clients. Photos of structure and finished villas both matter.
